When selling, does personality matter?

Asked by: StevenRoberts

I've seen several shows on television that advise when selling a property to be present and let the owner's personality shine through - make it look as though it's a house for living in, not just a building.

However, I've also seen advice that says that if you dress your house for sale with how you've lived in it, others will be put off if they can't associate with your lifestyle and how you've used the space.

Is there a correct answer to this problem?

Should we remove any sense of our own personality from the house prior to viewings, or should we inject as much identity as we can to give prospective buyers a sense for how the house could be used?

Thanks Rosalie. I saw an episode of 'House Auction' (I think that's what it was called?) where they advised that you should only show your personality if the inhabitants were lovable and warm and really added to the value of the property. It's odd though, because whenever I've viewed a property, I find it difficult to visualise it as a home without personal possessions and live-in accessories there.

    Hey Steven,
With dressing a property for sale, it's about getting the balance right. Yes, most of your personal stuff needs to go, but if you strip it back too far, a stark living space can be just as off-putting to buyers too. Often it's about replacing your personal style with one for a broader appeal. (just because I love pink in every room, it doesn't mean anyone else will!) People need enough room to be able to imagine themselves in the property, but clues to help them imagine that! Don't forget it's not only about the visuals - appeal to all the senses - scented candles, fresh flowers..etc.

In answer as to whether to be present at the viewing, I always suggest being there to let the viewers in and greet them & then disappear to the garden/office. Then they feel free to view the property at their own pace, but you're there if they want to ask any questions. Get rid of dogs and kids if possible though!
    Hope that helps! Zoe.
